Government Shutdown Update

After a brief October disruption, federal operations are back on track. Assumption processing through FHA and VA programs remains steady, with both agencies maintaining normal service levels. Loan guarantees are still flowing, and only minor delays are being reported due to holiday scheduling.

Our operations team continues to coordinate directly with lenders to make sure assumptions stay on track and buyers can close before year-end.

Honoring John Bell III

This month, we also want to take a moment to recognize John Bell III, who recently passed away. John served as Executive Director of Loan Guaranty Service at the VA and played a major role in advancing assumable mortgage programs nationwide.
